Does Clockhouse Realty actually pay their agents 90% commission?

  • Yes. Each agent that works at Clockhouse Realty starts out earning 90% commission regardless of their experience and/or production level.

Does Clockhouse Realty have a physical office location?

  • No. Clockhouse Realty does not have a physical location. The office is no longer necessary to conduct business as every agent is conducting business via email, text, and mobile apps nowadays through their phone, computer, and/or tablet. By not having an office, Clockhouse Realty is able to pay their agents 90% commission.

Does Clockhouse Realty provide training to each agent?

  • Yes. Clockhouse Realty provides Transactional Training. Clockhouse trains the agent when they are engaged with an active buyer or seller. Clockhouse Realty provides full-time support and training to each agent that is engaged with a client. This method has proven very effective and many of their agents have learned from this method of training.

Does Clockhouse Realty provide leads to their agents?

  • Yes and no. Since Clockhouse Realty has agents all over Connecticut, Massachusetts, New Hampshire, New York, and Rhode Island, leads will vary depending on experience level, geographic location, time to assist the client, etc.
  • Clockhouse Realty is partnered with Opcity – a lead generating company that provides pre-screened, high-quality referrals, at no upfront cost to the agent.

    • How it Works:
      • Opcity calls online home buyer and seller leads to gather the typical information you’re used to asking new clients (i.e. price point, location, timeline, etc.).
      • Once Opcity confirms the consumer is a serious home buyer or seller, they live transfer the call to you, introducing you to prospective clients who match your profile.
      • Once connected, the referral is yours. Opcity only collects a referral fee (35%) upon close.
    • Commission Example:
      • $10,000 Overall Commission
        • $3,500 to Opcity (35% referral fee)
      • $6,500 Commission Left
        • $5,850 to Clockhouse Agent (90%)
        • $650 to Brokerage (10%)

Does Clockhouse Realty provide yard signs for their agents?

  • Yes. Each agent is responsible for purchasing their own yard signs through their exclusive vendors, Build-A-Sign or House of Magnets. Each agent must order yard signs through the exclusive vendor. Clockhouse Realty has their own page/portal with them. All signs will be mailed directly to an agent’s residence.

Does Clockhouse Realty provide agents with a website and customer relationship management (CRM) platform?

  • Yes. Each agent at Clockhouse Realty can get a website and CRM platform through their exclusive vendor, Placester. This is completely optional and is not required. However, if an agent wants to get this website and CRM platform, they must first obtain a domain name of their choosing. Then, it is $25.00 per month ($300 per year) for the website through the company discount. Going through Placester directly is $100.00 per month ($1,200 per year), so agents get a savings through Clockhouse Realty’s partnership with them.

Does Clockhouse Realty provide business cards for their agents?

  • Yes. Each agent is responsible for purchasing their own business cards through Clockhouse Realty’s exclusive vendor, House of Magnets. Each agent must order business cards through the exclusive vendor. Clockhouse Realty has their own page/portal with them. All business cards will be mailed directly to an agent’s residence.

Does Clockhouse Realty provide marketing materials for their agents?

  • No. Each agent is responsible for their own marketing. By being compensated at 90% commission, each agent can market themselves due to the higher commission split compared to competitive brokerages offering lower commission splits and having to market on behalf of the agent.

Does Clockhouse Realty offer stock options?

  • No. Clockhouse Realty does not offer stock options.

Does Clockhouse Realty provide free access to the MLS?

  • No. Each agent is responsible for paying the monthly (or quarterly) amount for MLS access.

Does Clockhouse Realty allow agents to conduct Broker Priced Opinions (BPO)?

  • Yes. Agents pay a fee of $10 per BPO to Clockhouse Realty. BPO’s do not apply toward the annual commission cap.

Is there a monthly membership charge to work at Clockhouse Realty?

  • No. There is no monthly membership charge to work at Clockhouse Realty. Each agent earns 90% commission with no monthly charges.

Does Clockhouse Realty pay for Errors and Omissions Insurance or is that the agent’s responsibility? How much liability coverage is there per transaction?

  • Clockhouse Realty does not cover the cost of the Errors and Omissions Insurance annual premium for the company. The agents are responsible for covering the cost of the Errors and Omissions Insurance annual premium. Clockhouse Realty deducts $25 per transaction from each agent’s commission to cover the cost of the annual insurance premium. Also, it is the responsibility of the agents to pay the $2,500 deductible, in the event a lawsuit arises.
  • The insurance policy covers up to 1 million per transaction.

Is there a broker review fee at Clockhouse Realty?

  • No. There is no broker review fee at Clockhouse Realty. Each agent earns 90% commission and there are no broker review fees at all.

Is there a buy-in fee to work at Clockhouse Realty?

  • No. There is no buy-in fee to work at Clockhouse Realty. Each agent earns 90% commission and there are no buy-in fees at all.

Do agents get to take their listings with them if they decide to leave Clockhouse Realty?

  • No. Every listing belongs to the brokerage for the duration specified in the listing agreement, per state law. Any agent who acquires a listing while at Clockhouse Realty will not be able to take that listing with them if they decide to leave and sign on with another brokerage; unless that listing has expired per the terms specified in the listing agreement.

Does Clockhouse Realty provide real estate forms to their agents?

  • Yes. Each agent is given every real estate form when they work at Clockhouse Realty. During the on-boarding process, each agent receives an email with a downloadable link containing the most recent real estate forms.

Does Clockhouse Realty provide any real estate software to their agents?

  • Yes and no. Clockhouse Realty provides each agent with instructions for a free ZipLogix account for agents that are members of the Realtor Board.
  • However, each agent is different and may choose whichever software they are comfortable using to help their clients. Clockhouse Realty did not want to force every agent to use one specific software. Whichever software an agent uses to help their clients and close their deals is fine with Clockhouse Realty.

Can an agent work part-time, or do they need to work full-time?

  • Yes. An agent can work part-time or full-time. Clockhouse Realty leaves it up to each agent on how often they want to work.

Does an agent need to attend mandatory meetings?

  • No. There are no mandatory meetings. No agent needs to report to anything. If there are meetings, they are optional and not required to work at Clockhouse Realty.

Does Clockhouse Realty offer any benefits such as health or dental?

  • No. Each agent is considered an independent contractor; therefore, no health or dental benefits are offered at Clockhouse Realty. If an agent is a member of the Realtor Board, they receive discounts on health and dental through the Realtor Board’s direct partners.

Does Clockhouse Realty pay taxes for each agent?

  • No. Each agent is considered an independent contractor; therefore, each agent is responsible for paying their own taxes.

If Clockhouse Realty does not have a physical office, how does an agent get their commission check?

  • Once Clockhouse Realty receives the commission owed to Clockhouse Realty from the closing, Clockhouse Realty will deposit the money into their operating account. Once that clears, an agent’s commission will be sent via direct deposit. $5.00 will be deducted from the agent’s commission in order to cover the cost of the direct deposit transfer. An agent will receive their commission in their bank account within 1-2 days.

An agent has deposit money from an accepted offer to purchase and Clockhouse Realty is the escrow agent. Where does the agent send that money?

  • All deposit money needs to be mailed to one of the following corporate locations so it can be deposited and handled by the Principal Broker.

An agent has deposit money to bind a Purchase and Sale Agreement and Clockhouse Realty is the escrow agent. Where does the agent send that money?

Does Clockhouse Realty provide agents with an email address?

  • No. Each agent at Clockhouse Realty can use any email address they prefer. However, Clockhouse Realty has seen agents get creative and use email addresses as follows: asclockhouse@gmail.com, tim.smith.clockhouse@gmail.com, etc.

If an agent needs help with something, who do they call?

  • James Velozo (President/Principal Broker) and Jared Phillips (Vice President/Director of Operations) are available 24/7 via text, email, or telephone to answer any questions an agent may have.

Does Clockhouse Realty have any paperwork requirements that an agent must follow?

  • Yes. Every agent must email Clockhouse Realty principals with copies of all transaction-related paperwork within 72 hours (3 days) of the client signing it so a master copy can be kept on file for state compliance.

Is there any difference in the transaction fee for high value properties over $1 million?

  • Yes. For every transaction that has a final sales price over $1 million, agents pay an additional $100 risk management fee per $100,000 price increment over $1 million.
    • (Note: On a $1.5 million sale, the transaction fee will only be $600 to Clockhouse while the agent still gets a commission of $33,150 on a 2.5% co-broker fee. Insurance companies increase premiums based on the number of high value transactions a company completes each year.)

Is there a difference in the transaction fee when an agent represents both sides of a transaction (also known as dual agency)?

  • Yes. Agents that represent a buyer and seller during the same transaction (dual agency) pay a $50 transaction fee. The breakdown is $25 for representing the seller and $25 for representing the buyer.
    • (Note: Insurance companies increase premiums based on the number of dual agency transactions a company completes each year due to the added risk.)

Is there a sales quota that agents need to meet to work at Clockhouse Realty?

  • No. However, if an agent does not close at least one transaction per calendar year, there is a $100 annual risk management affiliation fee. This is a fee that occurs annually for any agent at the brokerage that does not bring in any business for the calendar year that they have joined.
  • This annual fee does not apply to agents that close one or more transactions in a calendar year.
    • (Note: Insurance companies increase premiums based on the number of agents a brokerage has each year.)

Are there mandatory listing fees an agent must abide by?

  • Yes. The listing requirements at Clockhouse Realty are as follows:
    • Listing fee must be between 4% – 6%, or higher to seller; and
    • Listing fee must be 2%, 2.5%, 3%, or higher to buyer’s agent.
